We Honor You Today

Image
We Honor You Today By   Susan R. Smith To all of our veterans Far and near. We thank you for your service For all those years. You sacrificed your time, And some gave your life. You preserved our freedom By willingly paying the price. Many of you Were sent overseas. You were wounded in battle, With scars and disease. But courageous and brave, You weathered the storm. You faced every battle With faith and beyond. We honor you with joy For all that you've done. You stood strong for our country, For our daughters and sons. So no one stands alone, We walk hand in hand. Remember, we are with you. Together we shall stand. We salute you today. Hear what we say. Let our words speak eloquently In this special way. On this day, Let us express our love and thanks For the sacrifice you paid. You served in honor For many years and days, And we will never forget How you were strong and brave.

Home Warranty vs. Home Insurance

Image
Home Insurance vs. Home Warranty What's the difference. They both sound like they are interchangeable but they are different and protect you in different ways. Home Insurance: Is a policy that covers l oss, damages or issues involving wind, theft, fire and water, etc.. that affect your home. The policy only covers the structure of your home, foundation, walls and roof & belongings but read your policy carefully and identify what is covered and not covered they can vary from policy to policy.  Home Warranty: is a policy that covers the cost of r epairs and replacements of certain appliances and systems in your home caused by everyday wear and tear, or from old age.  Your mortgage will require a home insurance policy to be purchase and maintained when you buy a home. The monthly payment of that insurance policy will be rolled into your mortgage payment. The mortgage company will not require a home warranty. You can always add, change, upgrade or downgrade your home insurance

Soft vs. Hard Credit Checks: Difference?

Image
Credit is very important when buying a home. Lenders run a hard inquiry when you apply for a loan, such as a mortgage or a car loan, or a credit card. They run soft inquiries when they market their products, such as credit cards or personal loans, to you through preapproval offers. Any time you check your own credit score, that’s considered a soft pull as well. The biggest difference between a hard and soft inquiry is that the hard pull temporarily lowers your credit score and appears on your credit report. Why? Because if you’re applying for a loan, it means you need money, which tells other creditors you might have a higher risk of defaulting on your loans. What if you see something strange... When to dispute If you see an unauthorized hard inquiry on your credit report, you have the right to dispute it. Unauthorized inquiries appear when: -A credit bureau mistakenly adds them to your report -A fraudster attempts to open accounts in your name -A lender requests a hard pull without

9 Tips for Buying and Selling Your Home at the Same Time

Image
Selling your home when you still need to shop for a new one can feel daunting to even the most seasoned homeowner––especially when the demand for new homes keeps rising, but the supply feels like it's dwindling.¹ You're not alone either if you're already feeling drained by the complex logistics of trying to sell and buy a new home all at once. Searching for a new home can be exciting, but many homebuyers admit that it can also be stressful, especially if you live in an unpredictable market with plenty of competitors. Unfortunately, waiting out a competitive housing market isn’t always the best idea either since listings are expected to remain limited in the most coveted neighborhoods for some time.² That doesn't mean, though, that you should just throw up your hands and give up on moving altogether. In fact, as a current homeowner, you could be in a better position than most to capitalize on a seller’s market and make a smooth transition from your old home to a new on

Timeframe for Buying a New Build

Image
⏰ Time may not be on your side when buying a new build home ⏰   Most builders are reporting significant delays due to supply-chain disruptions. Some have even canceled contracts completely!   If you’re in a hurry to move into your next residence, then you may want to stick to shopping for an existing home. At least until new construction catches up with the current housing shortages.   Of course, timeframe isn’t the only factor you should consider when planning to buy your next home. 3 Thing To Take To Your Property Tax Protest

Image
3 Thing To Take To Your Property Tax Protest (TEXAS) I'm usually asked by so many clients seeking help with their Property Taxes around this time of the year. However, this year is a bit different, Property Taxes have jumped so high due to a handful of reasons (read my blog), but everyone seems to have taken an interest. So what do we do.  The answer is to Protest. Well, not in the literal sense of organized walk-outs or parading with banners and signs. The only way to legally protest is to fill out the provided paperwork on the back of your valuation notice. This is usually mailed out in late April by the county appraisal district office. Just flip the valuation notice over and answer a few questions and mail back or drop it off. If you drop it off, the appraisal district office usually places a container to receive your protest for curbside ease. Simple. A week after submitting your protest, you will receive a date to show up and PROVE that they are wrong and you are right in ter
